Japan Reprices Funding at 1.25% Amid Tokyo Condo Price Surge

Japan repriced while your IC memo was in review: policy rate 1.25%, Tokyo 23-ward new condos at ¥136M, capital-region prices +15.3% in a year, yen near ¥158 — and a rulebook that moved on 5 October.

Japan repriced while your IC memo was in review.

Dollar equivalents are approximate, at roughly ¥158 ≈ US$1.

The four numbers

  • Policy rate: 1.25% — highest since 1995. [01] [02]
  • Tokyo 23-ward new condos: ¥136M average (≈ US$0.86M). [03]
  • Capital-region prices: +15.3% in one year (average ¥93.8M ≈ US$0.59M). [04]
  • The yen: near ¥158 to the dollar. [05]

So what? Two things, from where we sit

  1. The entry math changed — again. September’s hike to 1.25% repriced Japanese funding for the second time this year. Re-underwrite Japan at the new level — and note the yen is doing some of the discount-hunting for you.
  2. The rulebook moved. Since 5 October, every transfer registration requires a nationality declaration [06]. Since February, anyone can request a certificate listing every property registered under one name [07]. Pitfall: treat these as closing-day admin and they will eat your timeline.

The iceberg: what the IC memo covers vs what closing day starts

The original post carries this as a five-slide carousel: the four numbers, the iceberg (what the investment-committee memo covers versus what closing day starts), and the 2026 registration timeline.
